Tenant portal
Balance and payment history, the lease and shared documents, repair requests with photos, and messages with you.
TENANT PORTAL & WORK ORDERS
Give tenants a simple portal for their balance, lease and repair requests, and send jobs to contractors with a private link. No apps to install, no passwords, and nothing added to anyone’s rent.
One property free · No credit card · No fees charged to tenants
Balance and payment history, the lease and shared documents, repair requests with photos, and messages with you.
Email the job with photos. The contractor accepts, then marks it done with the cost and invoice.
Tenants review and sign in the portal. A signature certificate is filed in your Property Vault.
Tenants describe the problem, add photos from their phone, say how urgent it is and whether you can enter. The request lands in Maintenance with everything attached, and you get an email right away.
Tenants sign in with a link sent to the email on their lease. There is no password to remember and no app to download, and you can turn access off at any time.
Automatic overdue reminders go out after the due date while the month is unpaid, and stop the moment you record the payment. The arrears report shows who owes what since when.
Send a maintenance request to a contractor from your list. They get the address, your access notes and the photos with a private link: accept or decline, then mark the job done with their cost and invoice. You review the cost before it becomes an expense on the property.
Recurring jobs like the furnace service, smoke alarm tests or gutter cleaning create their request on schedule, so nothing depends on memory.
QUESTIONS
No. The portal is free for tenants and needs no password: they sign in with a link emailed to the address on their lease.
No. PropertyWorksheet never handles money. Tenants keep paying you by e-Transfer, cheque or pre-authorized debit, and the portal shows the balance you have recorded.
It is a simple electronic signature with consent, the document’s fingerprint, time and IP address, which is generally accepted for residential leases in Canada and the U.S. Ask your lawyer if your situation is unusual.
No. It does the arithmetic from your records and links to the official Landlord and Tenant Board form, which you fill in and serve yourself.
Starter and Pro. Starter also includes one team member (a co-owner, spouse or bookkeeper); Pro includes five.
