04 MAINTENANCE & WORK ORDERS

From “it’s leaking” to fixed, in one thread.

A tenant’s request lands in Maintenance with its photos. Send it to a contractor or your property manager; they answer from a private link and report back with the cost.

  • Requests from tenants appear with a notification and an email to you
  • Assign to a contractor or a property manager, who accepts or declines
  • Completion comes back with notes, invoice and photos to review
  • Closing a request can record the expense on the property
  • Recurring maintenance (furnace service, smoke alarms) creates itself

05 E-SIGNATURES

Leases signed where everyone already is.

Choose a PDF from the property’s documents, click where each person signs and send it. Your tenant signs on their phone by drawing or typing.

  • Place signature boxes for the tenant and for you on any page
  • Signature, printed name and date are stamped into the PDF
  • Both of you get the signed copy; it is filed with the property
  • A signing certificate records who signed, when, and the document’s fingerprint
